Annual Meeting
The Lanier Lakes Homeowners Association Annual meeting occurs the last Monday evening of September each year.
The annual meeting notice, along with your property account statement and a proxy, are mailed to all homeowners the first week of September.
The voting of new board members occurs at this meeting. Quorum must be met to hold the election. This is why it is very important to send your signed proxy if you are unable to attend the meeting.

Annual Dues
Dues of $204 for the 2024-2025 year are due no later than October 1, 2024. Late fees will begin on October 2, 2024.

Property Inspections
Property inspections are conducted by Hughes Properties 1 – 2 times per month. Violation notices will be sent via email unless homeowner has requested notices be mailed.

Parking
Parking across the sidewalk is strictly prohibited. The Unanimous Written Consent regarding parking can be found below under Documents. The letter to homeowners regarding this UWC can be found below under Guides and Forms/Parking.
Street parking requires prior board approval. The street parking request form can be found below under Forms.

If you would like to be included in the email notifications regarding upcoming activities, inspections, newsletters, etc., please email Hughes Properties at hpcam4@hughes-properties.com and provide your name, email address, mailing address and phone number. You will then be added to the email list.

Before closing on the home, your name, email address and phone number needs to be sent to Hughes Properties at hpcam4@hughes-properties.com.
All paperwork pertaining to Lanier Lakes may be found on the Hughes Properties Lanier Lakes link or on the Lanier Lakes website page at www.lanierlakeshoa.org.
Please note that exterior additions and improvements need to have prior approval.
If you will be renting the home, please provide Hughes Properties with your tenants’ names, email addresses and phone numbers.
Once you’ve decided to place your home on the market, please notify Hughes Properties at hpcam4@hughes-properties.com. This allows time for your property to be checked for compliance prior to closing.
Sellers may use the guidelines stated in the Blue Book for property compliance.
Before closing, the property will be viewed and a letter sent to the requesting closing attorney to confirm everything is in order with the property and financials.

Alarm System Registration:
Per the City of Huntsville Alarm Ordinance, it is unlawful to operate a non-permitted alarm system unless registered with the Huntsville Police Dept. (HPD) Alarm Unit.
The alarm registration (permit fee) cost is $10.00 dollars.
Self-Installed systems must be registered by the home owner/business owner prior to activation. The permit is not transferable in name, ownership or location. Permit holders are responsible to keep HPD Alarm Unit advised of any changes on the registration form. Permits are valid for one year; the renewal fee is $10.00. It is the responsibility of the alarm user to renew alarm permits annually.
Non-permitted or expired permits are subject to $50 fine in addition to $50 for every unexcused false alarm.

What are the dues?
Community dues are $204 a year and are due no later than October 1st of each year.
Payment Options:
The Hughes Properties II portal will begin accepting payments on November 1, 2023. Payments accepted through the homeowner portal are debit/credit cards and e-checks. There are small convenience fees associated with these payment options that are retained by the processor, not Hughes Properties or the HOA. HP does accept checks, cashier checks, and money orders at no additional cost.

How do I get a home improvement approved?
Complete the Architectural Approval Request Form and email to hpcam4@hughes-properties.com. They will view the information and send to the board for approval.
If the Board needs additional information, they will reach out to the contact information provided on the form.
The Board of Directors will vote to approve or deny the request.
You will be notified by email of the Board decision.
